Location
Pilton is an historic village with a splendid 11th century church, a 14th century tithe barn and many period houses and cottages. According to legends this is where Joseph of Arimathea entered Britain and is now internationally famous for its festival (with tickets provided to the residents). It’s certainly, and justifiably, one of the most popular villages in the area with a very active and friendly community and a wide range of activities and amenities. These include the church, pub, village hall, Co-Op & post office, nursery and preschool, community orchard and recreation ground. Hartley House is well situated on the edge of the village with access from a quiet country lane. It’s worth noting there is easy access close by to many miles of footpaths crossing the beautiful surrounding countryside.
Description
Hartley House is an idyllic village house being an attractive building with Virginia Creeper and a climbing rose on it south facing front elevation which overlooks its garden. The accommodation is generous with lots of space and privacy having several reception rooms and plenty of bedrooms. Also, part can be used as a self-contained, separate unit. At the front of the house is a garden room with double doors opening into the 26ft. drawing room - a comfortable room with a fireplace with an oak surround and a wood burning stove. A door from the drawing room leads through into the farmhouse style kitchen & dining room.
*
This part of the house has been extended and it’s a great room, the heart of the house, having both kitchen and dining areas. It’s also very light and airy having a lantern roof light, double French doors to the garden and oak flooring. The kitchen area is well fitted with floor and wall units, hardwood worktops and a range cooker (LPG). Adjacent is a large boot and utility room with a tiled floor, sink unit, fitted cupboards plus space and plumbing for washing machine and dryer. A door opens to the garden. From the drawing room a door leads into the sitting room with a further door leading to a cloakroom and a reception room with a kitchenette.
First Floor
There are 5 bedrooms, 2 bathrooms and front and back stairs. One bedroom is in the middle of the house and can be approached from another bedroom or from a landing. This gives all the rooms total privacy. The staircase from the kitchen leads to the west side of the house and a landing which serves 3 bedrooms and a bathroom. Two of these bedrooms have excellent ranges of fitted wardrobes and cupboards and the 3rd has a hand basin. The bathroom is spacious and has both a bath and shower. The staircase from the reception room (with the kitchenette) leads to the east landing and this serves two more bedrooms and a bathroom.
Possible annexe
Alternatively, the east wing of the house can be used as a self-contained unit. On the ground floor it has the reception room and kitchenette. A staircase leads from the room to the landing with a bedroom and shower room.
Outside
Adjacent to the house is a converted garage with a well sound proofed studio. This has a raised timber floor, is hard wired for internet and has a storage area above. Adjacent is a garage and there’s plenty of parking space. A drive, with oak gates, leads into the property and the front garden is lawned with a small herbaceous flower bed, large Dahlia bed, and shrubs. The gardens continue around the house and to a very private rear garden. Again, mainly lawned with shrubs, raised bed, trees, a shed and greenhouse. Immediately outside the dining room is a paved terrace with views westwards over meadows and ideal for al fresco evening dining.
