Location
Combe is a small hamlet about a mile west of the small country town of Langport and is approached by a small country lane with no through traffic. A spur from this lane leads to Combe Farm and continues as an unmade lane past this house and to Lower Combe House. It then continues to give access to farmland, a fishing lake and the River Parrett. Langport lies between Street, Somerton Bridgwater and Taunton and has good access in all directions.
Footpaths and walks
Close by are walks through the countryside and along the riverside east to Langport and west to Aller. These all link to a vast network giving wonderful access to farmland, woodland, droves and riverbanks.
Description
Lower Combe House is a period house which has been extended over the years and is now a comfortable home centred around a large sunny and sheltered south westly facing terrace. This provides a wonderful, very private, outside living area maximising the views. Internally practically all the rooms have a southerly aspect, and the house has limestone or oak flooring, secondary double glazing, oil central heating, a wood burning stove and open working fireplaces.
Accommodation
A driveway enters through double gates to a large, gravelled area bounded by lawns, laurel hedges and sheltered by a splendid walnut tree. The front door opens to a hall with a cloakroom (loo and basin) and continues to double doors to the drawing room. This has two double French doors to the garden, wall lights and an open fireplace. The hall continues to the sitting room which also has an open fireplace and a door leading into the kitchen. This is well equipped with plenty of storage units, marble worksurfaces, a Belfast sink, two dishwashers, a range cooker (plus extractor) and plenty of space for two large fridges. From the kitchen a door leads out to the terrace.
*
The kitchen continues into the dining room which has a high vaulted (and well insulated) ceiling, double French doors to the garden and a wood burning stove. Other accommodation includes a laundry room with the boiler and space and plumbing for a washing machine and dryer. This room opens into a studio/workshop – equally suited as a home office.
First floor
There are two staircases to the first floor. The first leads from the hall to a landing and serves three bedrooms and two bathrooms. The main bedroom has a double aspect with windows and a Juliet balcony, all having great south and westerly views. It also has several built-in wardrobes and cupboards and an en suite shower room. The second bedroom has built in wardrobes and extensive storage. Adjacent is the second bathroom. Also off the landing is a walk-in wardrobe and a door leads into the third bedroom. The second staircase rises from the kitchen to a small landing which serves the third bathroom and the fourth bedroom. There’s also another door to the third bedroom which links all the first floor rooms.
Outside
In front of the house is a large, paved terrace with steps leading down to lawns, with a fine old apple tree, another splendid walnut tree all bounded by flower and shrub beds, and mature hedges. Beyond are various garden storage sheds, a composting area and a charming mature orchard. The orchard has an abundance of apple, pear, plum, quince, medlar and mulberry and another spectacular walnut tree.

About the area
Langport is an historic town alongside the River Parrett which was the Roman accessway to Avalon and Wessex and also later to the invading Danes. It was also the site of an important battle in the Civil War. It's now an idyllic small Somerset town which has changed little over the years which gives it great charm and character. Individual shops remain without large chain outlets other than the useful Tescos. It also has very pleasant and popular cafe/restaurants alongside the river much used by walkers and nowadays cyclists as well as the local townspeople. The surrounding countryside is absolutely beautiful and is accessible with many footpaths and bridleways. It is also ideal for cycling with its small lanes and little traffic (see Somerset Cycle Route).
