ROSEMARY COTTAGE, BAILEY HILL, CASTLE CARY, SOMERSET, BA7 7AD
Rosemary Cottage is a delightful and charming home in the heart of the sought-after market town of Castle Cary. Constructed from the mellow Cary stone, the stylish and well-maintained cottage offers characterful accommodation including an entrance hall, sitting room, dining room, kitchen, cloakroom, master bedroom with bath and w.c., two further bedrooms, and a shower room. There is an attractive courtyard garden to the rear with a garden store.
About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful unspoiled countryside. The town is characterised by period buildings constructed of the distinctive honey-colored stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater to most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne, and Yeovil are all close by and Salisbury, Taunton, Bath, and Bristol are within easy driving distance.
*
The “The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set on the grounds of a Georgian country estate. Within the estate, there are a Hotel & Spa, Farm shop, restaurants, and house & garden shop. On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove, and Port Regis.
Accommodation
Rosemary Cottage has handsome part local stone, part rendered elevations under a clay tiled roof. An old studded front door opens into the entrance hall which has oak panelling and a cloakroom underneath the staircase. On the left-hand side of the hall, there is a sitting room that is full of character, having a stone fireplace with an inset wood-burning stove, shelving within the alcoves, and oak flooring which continues in from the hall. The dining room is on the other side of the hall, connecting in an L-shape to the kitchen. Here there are stone floor tiles throughout both rooms, and a beautiful inglenook fireplace with an inset wood-burning stove and flagstone hearth. Within the above to the left-hand side of the fireplace, there is a pretty window seat with storage underneath.
**
The kitchen is part of a latterly added extension which is oak and glass construction making it exceptionally light and airy. There are french doors out to the courtyard and internally the kitchen has plenty of storage with granite effect worktops and a gas-fired range cooker set within. There is room for a full-height fridge freezer and also plumbing within the units for a washing machine and slimline dishwasher. The staircase rises to the first-floor landing which, like the hall below, also has oak floorboards and panelling. There are two bedrooms on the first floor, the larger of the two enjoys two pretty window seats with an outlook over the ancient ‘lock-up’ for which Bailey Hill is renowned, as well as a wardrobe and a well-lit study area. The second bedroom on this floor has painted floorboards, a window seat, and a cupboard underneath the stairs housing the boiler.
***
On the second floor, there is the most impressive master bedroom with its exposed beams, painted floorboards, and conservation-style windows. The room spans the entire length of the property making it nearly 29’ across. At the far end of the room, there is a free-standing bath, basin, and a discreet screened-off w/c too.
Outside
The courtyard to the rear is a charming and private outside space, with several separate areas including a wooden entertaining deck, with void storage space below, flagstone and shingle paths with mature climbers and planting, and a small lean-to stone-store with a tiled roof. Steps lead down to a lower area with a pedestrian gate to Bailey Hill. Outside lights.
